Mortgage and Loan Calculator Analyzer is not your regular mortgage calculator. Although it does all the calculations you would expect like figuring out your monthly payment based on the price of the house, down payment, term in years, and interest rate; this program does much more. First off, for those loans that don’t conform to the exact typical mortgage specifications you can enter in data like pay cycle (for example monthly vs. weekly) as well as how the interest is compounded (again this may be monthly or weekly or annually, for example). Perhaps the outstanding feature of this mortgage software lies in the Edit Table button. Once the basic loan information is entered, the program generates an amortization table, where you can see your payments over time. How much is going to the principle and how much is paying off interest. You can also track how much is left to pay off on the mortgage. What this program does is then make all those monthly payments available in a table that you can change. This allows you to enter any extra payments you made by month. For example, if you paid off $1200 extra in May and $250 extra in June, you can enter those payments in and see the change in what you owe and how much earlier you will pay off your mortgage. The mortgage amortization table can be printed out as well. Also, multiple loans can be tracked in a single file so you can have your car loans, main mortgage, second mortgage and more all available and easy to track on the same computer screen. Different terms can be set up and the number of years is fully flexible (i.e. 15 or 20 or 30 year term). This mortgage software program is free to download and use.
